What Standing-Seam Metal Roofing Is

Standing-seam metal roofing uses long metal panels instead of many small pieces. Each panel runs from the ridge down to the eave and joins the next one at a raised seam.

That raised joint is the seam, and it stands above the flat face of the panel. Water runs down the panel face and away from the joint.

How Metal Panels Differ From Tile and Shingle

A tile or shingle roof carries many small pieces laid in overlapping courses across the slope. Standing seam does the same job with far fewer and much longer panels.

So the joints on a metal roof run in long straight lines up the slope. The finished roof reads as panels and seams rather than as rows of pieces.

Concealed Fasteners and the Clips Under the Panels

Concealed fasteners means the parts holding the roof down stay out of sight. The finished panels cover them, so no fasteners show across the face of the roof.

Clips are the small parts that attach each panel to the structure underneath. The Metal Construction Association publishes best-practice guidance on standing-seam clips. That guidance is general trade material about attaching metal panels, not a statement about one building.

Metal Roofing We Quote for Pasadena Homes and Business Buildings

We install standing-seam metal roofing on houses, apartment buildings, shops and offices. House or business, the metal work we price is the same. The quote is free either way.

That work runs from a small metal repair up to a full standing-seam replacement. We price the panels, the flashings and the deck work each one needs.

Not every house ends up with metal, and we install the other systems too. Our page on roofing for Pasadena houses covers tile, shingle and low-slope work.

Roof Slope, the Roof Deck and Where Metal Panels Fit

Slope is how steeply a roof falls from its high point to its edge. Standing-seam panels carry water down a slope, and a steeper roof sheds it faster than a shallow one.

Many buildings also carry a flat or low-slope area next to the pitched roof. We look at that area separately from the standing-seam scope and price it as its own roof system.

Under any covering sits the roof deck, the wood sheathing fixed to the framing. Panels and clips attach to that deck and the structure below it. We replace soft or rotted boards before any new roofing goes on.

Underlayment is the water-resistant layer laid over the deck first. Flashing is the metal that seals the roof at walls, chimneys and valleys. A metal roof carries both, the same as a tile or shingle roof does.

Permits on a Pasadena Metal Roofing Project

A metal roofing project can call for a roofing permit. Niv Levy and his team help property owners pull required permits from the city with jurisdiction. The city sets the requirements and decides on approval.

What the permit covers follows the scope of the metal work. A small metal repair and a full standing-seam replacement are not the same scope.

We cannot settle the permit question for one address from a website.

Replacing an Existing Roof With Standing-Seam Metal

Putting standing seam on a building that already has a roof is a replacement job. Tear-off comes first, which means stripping the old covering down to the bare deck.

Tear-off is the opposite of laying new roofing over the old covering. With the deck open we can see every board and swap the ones that have gone soft. We lay new underlayment first, then install the panels, the seams and the flashings.

Tear-off, deck repair and new underlayment come first under any finished covering. A full roof replacement walks through that whole process.

Standing-Seam Metal on New Construction Plans

We take metal roofing on new construction when the drawings already exist. Builders and owners send us plans, and we quote the roof from what those plans show.

Some drawings already name the roof system, and some leave that open. Either way, roof installation from supplied plans sets out how we build a roof from drawings.

An addition works the same way as a whole new building.

Metal Roofs and Pasadena's Designated Historic Resources

Pasadena publishes design guidelines for its historic districts. Guideline 6.9 states that, in general, metal roofs are inappropriate. That wording sits with the City's guidance on replacement roofing materials for historic structures.

The same guidance asks a replacement material to carry a scale and texture close to the traditional one. You can read the wording in the design guidelines the City publishes.

The City wrote that guidance for designated historic resources, not for every address in town. Whether a property carries a designation, and what review follows, is the City's call.

Roofing inside a designated Pasadena district goes further into how that review runs.

Pasadena ZIP Codes Where We Quote Metal Roofing

We quote standing-seam metal work across all six Pasadena ZIP codes. That covers a Bungalow Heaven house in 91104 and a Madison Heights house in 91106. It covers Linda Vista/Annandale in 91103 and Upper Hastings Ranch in 91107 the same way.

What to Have Ready for a Metal Roofing Quote

A few details about the building are enough for us to start pricing standing-seam metal work. Go through this short list with us at (626) 240-1360.

  • The property address. Every quote starts there.
  • Whether the building is a home or a business property. We quote metal on both.
  • What covers the roof today. Shingle, tile, older metal, or bare framing on a new build.
  • The shape of the roof. One clean slope, or a roof broken up by hips, valleys and dormers.
  • Any flat or low-slope area, which we price as its own system.
  • Anything coming up through the roof, such as a chimney, a skylight or a vent pipe.
  • What you have noticed. A leak, a stain, or plain age on the roof.
  • Work you already have planned on the building, from a remodel to an addition.
  • A possible historic designation, if you think the property may carry one.

Partial answers are fine, and we can work the rest out on the phone.

Common Questions About Standing-Seam Metal Roofing

Do you install standing-seam metal roofing?

Yes. Standing seam is the metal system we install, on Pasadena houses and on commercial buildings alike.

What do standing seam and concealed fasteners actually mean?

Standing seam names the raised joint between two panels. Concealed fasteners means the attachments sit under the finished metal instead of on top of it.

Can I put a metal roof on a historic Pasadena property?

Pasadena's design guidance for designated historic resources says metal roofs are generally inappropriate. The City decides which properties hold that designation and what review then applies. Take that question to the City for the address you are asking about.

Is a metal roof quote free?

Yes. Our quote on standing-seam metal work costs nothing. A documented written roof report is separate paid work, so ask for the one you need.

Can you help with the permit for a metal roof?

Yes. Niv Levy and his team help property owners pull required permits from the city with jurisdiction. The city decides what it requires and whether it approves the work.
